Why do I need a soil analysis?

A soil report is crucial, especially in the context of planning a Heise House. In traditional construction, a house typically requires a ground foundation as a base. This approach results in complete soil sealing, leading to significant material usage and corresponding high costs. Amounts of €50,000 or more are not uncommon for an average small house in this regard.

Heise House stands out as a fully factory-built structure, with the foundation already included. Instead of a large ground foundation, only point foundations are needed to connect the house to the ground, usually at depths of 2 to 3 meters. The outcome is the avoidance of ground sealing, significantly reduced material consumption, and consequently lower costs – often just a third compared to conventional construction methods.

The soil report plays a pivotal role here, allowing for precise planning of the required point foundations. Through a detailed analysis of the soil, the foundation requirements can be accurately determined, providing not only ecological but also highly economical benefits. What is the cost of a Heise Haus?

The cost of a Heise Haus varies depending on the type you choose and any added extras. Moreover, ancillary construction costs can also affect the price.

What does Heise Haus offer for the price?

With us, you achieve two things: firstly, our timber houses are built in an ecologically sustainable way and achieve the EH40 QNG level at the highest level. In addition, there is a fully equipped bathroom with toilet, kitchen and washing machine connections, high-quality flooring, aluminum shutters, an infrared heating system invisibly integrated into the wall with room controllers, smart home preparation and a flat roof. Optional extras include various facades, wooden or aluminum windows, parquet or concrete-look floors, air conditioning including heating function with energy-saving heat pump, gabled or monopitch roofs, photovoltaic roofs with battery and charging columns, parking spaces or carport, terraces and balconies.

As a special feature, our apartments are always delivered with floor-to-ceiling windows and French doors as well as floor-to-ceiling MDF interior doors. A luxury that creates a noticeably larger feeling of space and thus significantly enhances minimalist living on fewer square meters.

What additional construction-related costs are incurred?

Initially, you need a plot of land and a foundation. Our houses are designed to be built with cost-effective point foundations, leading to significant savings – typically between 15,000 and 20,000 Euros for simple ground conditions. However, precise costs and efforts can only be accurately estimated after a soil report. Connections for water, electricity, and telecommunications cost around 5,000 Euros for short distances from the street connection, depending on the development plans. Additional expenses arise for terraces and parking spaces, each costing several thousand Euros. Planning, building application, and official fees, including utility companies, usually amount to 15,000 to 25,000 Euros.

For financing, the German KfW Bank offers state support with an interest rate of just 0.01%, as described at https://www.kfw.de/inlandsfoerderung/Privatpersonen/Neubau/Förderprodukte/Wohneigentum-für-Familien-(300)/.
